How Often Should I Get My Driveway Pressure Washed in St. Petersburg FL

Hey folks, it's Josh from Elite Carpentry Restorations over in Lealman. Folks ask me all the time how often they should get their driveway pressure washed around here. Truth is, it depends, but down here in Pinellas County the answer is usually more often than people think.

Our humidity stays high year round. Combine that with the rainy season, pollen from the live oaks, and that salt air rolling in from the Gulf, and algae and mold love to set up shop on concrete. I've watched driveways in neighborhoods from the Old Northeast over toward Seminole and Largo turn green and slick faster than expected. Especially the shaded ones or spots where irrigation hits the edges.

Most places up north can stretch it to once a year easy. Here? Plan on every 6 to 12 months for a solid clean. If your driveway sits under trees, gets heavy car traffic, or stays damp longer, lean toward the shorter end. You start seeing that green film or black streaks, or it feels slippery after a rain, that's your signal. Waiting until it's chewed up bad just makes the job harder and the stains more stubborn.

Oil drips and tire marks set in quicker with our heat too. A good professional wash pulls that stuff out without blasting the surface to pieces. I hate seeing folks ruin concrete with the wrong pressure or technique. We keep it controlled so it lasts longer and looks right.
