What Should I Look for During a Home Inspection in St. Petersburg, Florida?

What really matters during a home inspection in St. Petersburg, Florida isn't always what shows up first on the report. I've been doing finish carpentry and restorations around here and across Pinellas County for over fifteen years. Seen plenty of homes before and after. The stuff that affects trim, doors, and woodwork in this climate is what I tell buyers to watch close.

Humidity and fast summer rains find every gap. Walk the perimeter and check grading. Water pooling against the foundation leads to moisture in the walls that rots baseboards and door jambs from the bottom. I've seen it in more flipped properties than I can count.

In the attic, good ventilation prevents the mold and rot that eventually stains ceilings and crown molding. Check for any signs of past leaks while you're up there. Roof condition obviously matters for keeping the rest dry.

Inside, fresh paint covers a lot. Run your hand along baseboards near windows and baths. Soft spots or musty smells mean hidden water has already started damaging the trim and drywall. Common in older neighborhoods here.

Always add the separate termite inspection. Look for mud tubes or wings yourself. The real damage sometimes hides behind baseboard until demo starts.

Check plumbing under sinks and the AC condensate line. Leaks destroy cabinet bases and soak ceilings. Windows that leak do the same to sills and casings.

Doors should work without dragging. Our humidity makes wood swell. Binding ones point to frame issues that need fixing before new casing.

The staged homes with fresh paint frustrate me because problems get hidden until after closing. Use the inspection to catch what matters and budget accordingly.
